Commercial EPC Questions

What is a Commercial EPC?

A Commercial Energy Performance Certificate (EPC) measures the energy efficiency of a commercial building. It provides an energy rating from A (most efficient) to G (least efficient) and includes recommendations for improving energy performance.

When is a Commercial EPC required?

A Commercial EPC is usually required when:

  • Selling a commercial property
  • Letting commercial premises
  • Constructing a new commercial building
  • Certain building conversions

How long does a Commercial EPC last?

Commercial EPCs are valid for 10 years, unless significant changes are made to the building that require a new assessment.

How long does the survey take?

Most Commercial EPC inspections take between 30 minutes and 2 hours, depending on the size and complexity of the property.

What does MEES stand for?

MEES stands for Minimum Energy Efficiency Standards. These regulations require most rented commercial properties to achieve a minimum EPC rating before they can be legally let.

Properties with an F or G rating may require energy efficiency improvements before they can continue to be let, unless a valid exemption applies.

What are SBEM Calculations?

SBEM (Simplified Building Energy Model) calculations assess the energy performance of non-domestic buildings to demonstrate compliance with Part L of the Building Regulations.

When do I need an SBEM Calculation?

SBEM calculations are generally required for:

  • New commercial buildings
  • Commercial extensions
  • Certain building conversions

What is a Lease Plan?

A Lease Plan is a scaled drawing showing the exact area included within a lease. It identifies boundaries, access routes and shared areas where applicable.

Are your Lease Plans Land Registry compliant?

Yes. Our Lease Plans are prepared in accordance with HM Land Registry guidance and are suitable for registration where required.

Can you work from existing drawings?

Yes. If suitable architectural or CAD drawings are available, we can often prepare compliant Lease Plans without the need for a site visit.
